Avoid this Mommy. Horrible mother of tenant. Without a doubt the most domineering, unpleasant, rude, bossy, fat mother I've met. Thinks her way is the only way and lets you know it. 1. There is only one security deposit. It's a joint and several lease. It is returned to the one individual who appears to make most of the payments, the one who seems the most responsible, or the one the other tenants designate.

2. There are two copies of the signed lease. The tenants get one of them. All tenants get a blank copy of the lease to read before signing it and they get quizzed to prove they have read it.

3. It's one lease, we want one check.

4. We NEVER barge into apartments. We knock loudly (they had a door knocker), yell loudly before entering, and knock and yell before opening any interior door. We are usually there on request to make a repair.

5. We don't threaten anyone who is two days late. We may send them a reminder. We send eviction notices after 15 days.

6. It's a code violation to block doors (means of egress) and we have a rule that you don't put furniture behind doors where the door will hit the furniture. I told this mommy (Kerry Smooke) that the day she was moving her daughter in, and she told me they would place the furniture wherever she wanted, and yes, I told her that's a good way to get evicted.

7. Never told anyone we intended to replace kitchen cabinets in that unit. We repaired them at the beginning of the lease and again at the end.

8. We called the internet provider twice to check the system, both times when tenants told us they were having problems. Only complaint we've had in two years of providing the service.

9. We don't get involved in internal squabbles (we have no legal bearing to do so). These girls did NOT get along with each other. We encourage tenants to have a roommate agreement so they have legal recourse against each other, should problems arise. NOTE: We cannot evict one tenant on a joint lease - we have to evict them all.

10. This woman has a wild imagination. No one ever told her or her daughter we would clean between leases. We clean (and extremely well) only between leases when the unit is VACANT. Two of Molly's (the daughter) roommates did not vacate from the previous lease. This policy is clearly stated in the lease.

11. We not only do not require tenants to wash outsides of windows, we don't want them to on windows too high to reach from the ground. We had to clean the whole house, including the area's that Molly supposedly cleaned. We are fussy about cleaning and make it known ahead of time.

This woman wanted us to send her the refund. None of Molly's roommates were comfortable with that, and neither was I. I sent it to the most neutral of the roommates, who divided it as she saw fit.

If you're a landlord, these people are ones to avoid. Mom, in particular, but the daughter didn't get along with the roomates, either, so I advise to AVOID BOTH.

HORRIBLE LOUSY LANDLORD. UNBELIEVABLE HORRID EXPERIENCE. THE WORST LANDLORD I HAVE EVER DEALT WITH IN 60 YEARS!!!! Halfmoon realty is run and owned by a man named Scott Pirrman. He is, without a doubt, the most unprofessional, unknowledgeable, uncooth and unfair person who has the ability to rent properties to students at Penn State University. Here is his modus of operation:

1. He has every member of the rental lease pay a separate security deposit, but only sends one security deposit back to one person-leaving that person to figure out and divide the security deposit fairly.

2. He writes one lease only and has the tenants copy the lease for their records, him keeping the original.

3. He makes all tenants sharing an apartment submit their rent in one payment, or, if you choose to submit it separately, charges an additional $10.00 per individual check.

4. He comes into the apartment without being announced. Just opens the door and walks in. My daughter and three other girls lived in a unit together and he walked in on them many times.

5. Threatens eviction of all tenants in a unit if one person is late with their rent (did this to my daughters unit when one of her roommates was two days late.

6. Threatens eviction if you place your furniture behind a door, or if he doesn't like the way the furniture rests on the floor.

7. Did not fix the kitchen cabinets which were broken prior to my daughter moving in in August and promised to be replaced-my daughter moved out in May and they were still broken.

8. Internet stinks-you pay for it (included in the lease) but it goes on and off for days at a time each month.

9. He will not get involved if a tenant is breaking the lease-says that a roommate agreement should be signed prior to moving in and the lease terms should be dealt with by each tenant with one another.

10. He agreed to clean the apartment where my daughter was moving prior to her move in date, but, because another tenant lived in the unit, did not clean ANYTHING, including the empty bedroom or bathroom left for her. When she moved in, we had to clean everything, including the carpet going up the stairs to her room.

11. Upon move out-the tenant is given a list of things to have cleaned or the security deposit will be held. These include- inside and outside of all windows, dusting radiators, air coditioning units, base boards, closets, inside and out, all door frames and doors, all mirrors, floors, patching all holes with a specific spakling. We did all this and more and he still took over $250.00 from our security deposit even though we had to clean on both move in and move out.

I have three children who have gone to college, lived in apartments in State College, Michigan, New York, Texas and Florida. I have NEVER had any dealings with a landlord like I did with Scott. If you are smart,

YOU WILL NEVER RENT FROM HIM. TELL YOUR FRIENDS TOO!!!!!! Nighmare Landlord.
