Beware of this business. I had a very bad experience with a purchase made through this realty. The agent misrepresented the property to me, assuring me that utilites were readily available when in fact they were not. That the piece of property was well suited for the purpose I wished use it when it was not. He charged an exorbant fee-- 12% -- 6% from each of the buyer and seller. Usually the seller pays from 5-6% only. He then represented to the seller that he was in the business deal with me and had the seller sign over to him title to a modular home on the property. He was in no way connected to me. He then proceeded to rent the modular on the property which I had purchased without telling me. I was unfortunately absent buyer and relayed on his honesty. When I finally did go to inspect the property prior to starting construction, I found it not suitable for the purpose, the cost of supplying utilities prohibitive, and the modulare home on it, when in fact he had represented to me that there were no structures on the property.

As a consequence I lost a good deal of money and ended up just giving the property back to the seller. The seller is also very unhappy and may file legal complaints. I would not ever do business with this agency. When confronted with the problems the agent just shrugged and walked off. I had one other opportunity to deal with this agent, fortunately I did not do it as it would have been just as disasterous.

In closing I suggest that there are many good and honest agents in the area so that you need not deal with one that is not honest.
