We had a very positive experience with HCS. Roy and Julie were great to work with and were so nice and friendly. Through them, we were able to rent an amazing house with a view for three and a half years which we couldn't have found on our own. We also came from out of state.The two times that we needed repairs for things that either broke or weren't working properly, they were very quick to respond. If you follow the rules of their contract, you will have no problems getting back your full deposit. We made sure the house was in the same if not better condition from how we found it. We were able to receive our full deposit back very quickly. We would have liked to continue to rent through them but couldn't because most of their properties are in Gig Harbor and we live in Tacoma.

This company is great! When we flew up from Southern California and were on our last day of house hunting with no luck and feeling quite frustrated and helpless, we saw a home that looked like might be a possibility and called HCS. The owners, Roy and Julie, put their heads together and found us the perfect place, a home that had not yet been listed and it was literally PERFECT for our family! I like how immaculate their properties are and their great and friendly customer service. Extremely helpful to us military families! Move out instructions were clear and Yes, we got our full deposit back...not too hard when you follow the move-out instructions. Would absolutely will being going through HCS again if we end up back in the area!

We were VERY surprised by some of the negative things we read about Roy and Julie. We think we are in a great position to comment on them because we have rented three houses from them over a period of 9 years, so that included three different properties and three different move-outs. Let me first say that their standards are indeed high, but not excessively so. They rent very nice properties, and it is their job to keep them that way. So when there is any sort of concern or problem, they were always extremely responsive and got back to us right away. If one vendor could not fix a problem, they would immediately get someone else who could. As you can imagine, over the course of 9 years, we had our share, and there was never once an issue of not responding and not getting the job done to our total satisfaction. As for the move-outs, as a renter, one needs to carefully note the problems in the house before signing the lease, just as one would before driving a rental car off the lot. And when you get the house, it is very clean, any problems are fixed, and they expect you to leave it that way or some of the deposit will be deducted. This included leaving with clean windows. The expectations in the contractual agreement are certainly not unreasonable, and are in fact industry standard. I would want them as both a tenant and a home owner for these reasons. I like the Tinders both personally and professionally. I recommend their business without hesitation.

I rented a home on the water from HCS Property Management while I was in Dallas. I found Roy and his people to be nothing but friendly and accommodating. They took care of the rental over the phone! Roy was always convenient by phone and took care of my one time septic problem within an hour. I couldn't have asked for anything more. The home was spotless when I moved in, and I left it spotless when I moved out 3 years later. My deposit was ready in an hour. I'd use them again and recommend them to anyone who asked me.

Know what you're up against!. My family and I have been renting for over a year now from HCS. We like the property and the location, but I would no longer work with HCS if I had a choice.

First, they were misleading about the overall neighborhood friendliness toward our children. Several of the neighbors are nice, but it should have been more fairly represented that MANY retirees live in the development, and several of them are very negative toward children.

Second, Roy will often speak to you as if you are an idiot - especially if you are a woman. His reputation precedes him, and I ran into three other women on one of my child's sport's team who had had very negative experiences with this man. Julie is alright, I much prefer to speak with her, but Roy is a jerk, sorry to say, and all the calls go to his phone.

RENTER BEWARE!!. Be very careful when renting with HCS. I made the mistake of renting with them and got burned. This is their MO... A very nice older couple with property management co rent out a nice home. Although they tell you that everything is perfect when you move in, you see that its not. Nothing unusual, but like any other rental property there are things that don't work, signs of where and tear to the house. Now a couple years later when you move out, they are always conveniently unavailable to meet you face to face. After you are gone, they say that things were perfect when they gave it to you and they take your deposit to "bring the house to the same condition that you moved in".

We had had professional housecleaning every other week and when we moved out, window cleaning, carpet cleaning, yard care every week and over $800 spent on yard care to maintain the property over a 12 month period. After we were gone they still had the audacity to take $2000 from our deposit for "touch up painting, repair the yard, and additional rent" while all the work was being done.

As an Army Officer who has moved 4 times over the last 8 years and rented many times, I never experienced anything like this. Watch out, they are not honest!

HCS does not care. HCS property managment company is dishonest. They were not truthful about their representation of the house we rented. It was not in the condition they had promised. The lease was different at our signing than what was discussed at the showing of the house we rented. Unfortunately, we were already commited to renting since we did not have the time to look at other homes. We cannot wait until our lease is over, we will be looking to purchase soon. The HCS owners are very intrusive and find every reason to phone and/or email with questions. Please, do your research before doing any business with them.
